The Menomonee River and Wet Basements

The Menomonee River and Underwood Creek cut right through Wauwatosa, and the city knows what heavy rain can do. In the August 2025 storms the Menomonee overflowed in Tosa, people had to be rescued from rising water, and basements flooded across the city. Plenty of owners are still drying out finished lower levels, replacing furnaces and water heaters, or arguing with an insurance adjuster.

Nearby blocks are full of brick Tudors, Craftsman bungalows and stucco colonials. Those houses are well built, but many still have plaster walls, slate or tile roofs, radiators fed by an old boiler, and clay sewer laterals that roots have found their way into.

North of Center Street and west of US-45, the housing turns newer: Cape Cods, split-levels and ranches from after World War II. Those come with their own list, like original electrical panels, aging windows and kitchens nobody has touched since the 1970s. In either part of town, a buyer using a mortgage usually wants those things fixed or credited. We do not ask for either.

Downsizing and Settling a Parent's Home

Many of the Tosa houses we see belong to people who raised a family there and are now moving to a condo, a senior community or closer to their children. Your tax bill is paid to the City of Wauwatosa Treasurer at City Hall, 7725 W. North Avenue. If any of it is still unpaid after July 31, the delinquent amount moves to the Milwaukee County Treasurer. Back taxes, like a mortgage or a home equity line, come off the top at closing, so you do not need cash in hand to clear them. Wisconsin's real estate transfer fee, which the seller normally pays, is covered by us along with the title and closing charges.
